 How to rent out a house in Laveen?  There are many home owners that may begin to ponder the decision to either sale the home or to rent it out.  Generally the decision to rent is made if home owner considers the move to be a good investment or if the return on the sale at the time is not sufficient.  What are the options for a home owner on how to rent out a house in Laveen or South Phoenix?

As a real estate agent working in the area since 2004, I have only seen 3 choices for how to rent out your Laveen home.

First Choice on how to rent out your home

Rent the property out yourself with no assistance.  There are several things you can do to help promote your rental, such as placing a for rent sign in front of the home, much like a realtor would do.  There are also several internet options one could use or explore such as craigslist, backpage, kijiji or a plethora of other homes.  The biggest pain on this, is showing the home yourself, making sure the potential tenants are qualified so you don’t waste your time, and then making sure that you check and verify prospects to determine a good tenant.

 

Second choice on how to rent out a house in Laveen

Use a real estate agent to help you market, negotiate and place a new tenant in home.  Services by real estate agents will vary, but most will do the marketing and showing of the homes, providing owner a offer to rent property and possibly a personal information sheet that can be verified on potential tenants.  Fees for the services also vary greatly, truly it depends on the agents and the services they provide.  The benefit here is that as a home owner you don’t waste your time showing property, you don’t have to do your own marketing, you don’t have to explain or negotiate the rental agreement, this is done for you by the realtor.  Again, services vary.  Another benefit is that this will generally be a onetime fee or expense, and then you will not have to pay it again.  That is of course unless you end up having to get another tenant at some future time.  So once you have the assistance of a realtor to decide on a good tenant, you don’t have to share any of the monthly income

Third and last choice on how to rent out a home in Laveen

A home owner can choose to also use a property management company.  Again fees may vary but the trend I’ve seen of late is about 8%-10% a month for property management services.  For this the property management markets empty homes, shows property, places tenants in homes, collects rents, and ultimately sends checks to home owners of any income minus the property management fees.  The property management also will generally have contractors or employees that can conduct repairs on homes, for which they will take charge, and of course pass along any expense incurred in making repairs to owners home.

I have been asked, as a realtor working in Laveen, do I manage rental properties.  The simple answer is that I do not do property management.  I will however help home owners market their home for rent, help show homes for rent in Laveen, take offers to rent and help home owners make a selection for a good tenant.  Once the agreement is signed and all parties have moved forward, my job is done, as I do not continue on with property management, at that time home owner gets all of his/her rent money.
