Here I will share recent river walk villages homes sold, which in turn should help home buyers and sellers in the area have an idea about pricing. This subdivision of River Walk Villages was one of the first communities built in the 2000’s. There was a couple of different phases, and one that is actually a newer phase being built today. Most homes in River Walk Villages were built 2001 to 2007. The square footage for homes in the subdivision varies from 1138 to 3024 square feet. Located close to the Rio Salado the subdivision goes from 51st Ave to about 57th Ave, and from Southern North. This community makes for easy commutes for those needed to access I-10 for their daily commutes.

Times are changing, but still a great time to sell.

Also, there is a big spread between prices, which would indicate, that lower prices are likely still very competitive – seller market. As a whole, it is a buyer market.

Homes are moving in the subdivision, though at this time we do have a little bit of inventory. Over all though, Laveen is seeing a seller market, and the river walk communities are enjoying it as well. Homes under $200,000 are selling pretty quick, those over, not quite as fast. Some may sit on market for a while if not priced right, and their main competition is the new home builder.

Notice the difference in days from the sold to active, notice anything? Homes that do not get priced well, do not sell. They stay on market longer, until after price reductions it hits market value, then it may sell, but it took longer and will sell for LESS. Home sold in March sold for on average 3% less below list price.

Notice big difference between the active and sold average days on market. I continually point out how pricing the home right is extremely important. Here in the Laveen Az area, homes are not selling for over market value. What that means is that homes are not selling for more than they are worth. The strategy sometimes to sell a home is to over price in hopes of being able to have some haggle room. Currently, that is a flawed strategy, and one that the above numbers prove to me, are not working.

Properties appear to be selling in River Walk communities, which also includes river estates. The big take away from many of my write ups and reviewing the Laveen market as a whole, is that homes are indeed selling. Yet, in order to be one of the homes that sells, the home does need to be priced well. Homes on average, are selling for about 2% give or take, below original list price, for those that sell. Those that do not sell, will do price reductions, and then still sell under the last listed price.

Things are still moving and selling in Laveen Az, and also in River Walk. We do have a pretty sizable inventory of available homes, which is something reflective of what is going on through out Laveen. It is slowly moving toward a buyer market, with increased inventory and slowing sales. If interest rates go up, and purchase power goes down, we may see that grow a little more. Time will tell what happens, but for now, we are seeing seasonal slow down.

One thing that we can say about the River Walk community at this time is that it is a buyer market. Last month we saw 6 sales, yet this month only 1 and the number of active listings also went down. We did see an increase of properties that did go under contract, and that is likely seen in the reduction of actual active homes (yup, because they are now under contract). Chances are good that those home may have had price reductions, because they were sitting on the market without selling. While average days on market is real low for those that sold recently, those under contract average about 54 days, likely did a price drop.

Lets dive right in and look at the numbers for the month of July:

Homes that did sell, sold real fast in 3 days on average. Homes that are selling, on average, are also selling for 3% under their asking price. Again, it is always a good idea to work with local Laveen realtor who really knows and understands the area, so they can price the home right. 3% is a pretty big number to be allowing to slip out of your pocket, that about $3000 to about $6000 lost!! Keep the money in your pocket and make sure to price right, market aggressively, and you’ll get the best deal.
So the stats, River walk is actually one of the only subdivisions right now that is a buyer market. Yes that is right, while most of Laveen is seeing a seller market, RiverWalk has many homes on the market and only a few that have closed. This is giving us at this time over a 3 months inventory of homes, which is a buyer market, and which truly benefits the buyer. Buyer could likely go in and get less than ask (as already shown in above numbers) and they have more choices of which home to make offers on. So, as a seller, knowing this and pricing right may just help you get the most on your home sale.

This subdivision is actually only subdivision that shows homes on average selling for over ask price. But is the accurate? Truth is the home was listed for way under market value, and sold for over the list price. It was a home listed for under $$100,000 and sold for $120,000 and this is throwing the numbers off again. So, if selling, list for market value, if not chances are it will sit.

First, consider reading my review of the entire Laveen market in conjunction to this subdivision. Wow, based on last months numbers, River Walk only has 1 month inventory.

Folks, if you could see it all, like I indicated above with the Laveen market, you’d see homes ARE indeed selling. While we are seeing good movement of homes, we are not really seeing a huge increase in values. Matter a fact things in Laveen are pretty stable. You might see my previous month below, and while there is a difference in average dollar per square foot, it also was a lesser sales price compared to last month. These numbers can give you a pretty good idea of what is going on, but you also really need to pay attention to several aspect, and frankly it is too much to spell out. What is being seen now is stable market, in a seller market, with homes selling but not much going over asking price. The moral – price your home right. With most homes selling with a loan, they are doing appraisals, and they are being strict on value.

Based on just river walk, the subdivision is in what we call a transitional market. This is really at about 3 months inventory, does not really favor buyer or seller. Yet, the rest of Laveen is in a seller market, and as such I’m sure River walk will also benefit from the lack of inventory through out Laveen.

For these updates I take all river walk communities into consideration, that is just the disclosure. Laveen is seeing a decrease in inventory due to less home owners placing home to market. Will this continue? I would guess they may see decrease inventory and may try to jump on a seller market to see if they can sell. Yet, homes do not appear to be going up in price, prices are holding stable.

Folks, we are in a buyer market in Laveen Az, and for the matter River Walk Villages. As a whole, we are seeing just above 4 months inventory, which is giving buyers several options or choices. The number of new listings has slowed as has number of sales compared to last years numbers, yet our inventory has grown, indicating a growing buyer market. As a seller this may mean possible drop in prices, should this trend continue. To maximize your return, you’ll need to market aggressively.

Sales in Laveen as a whole appear to be slowing down a bit, and same goes for this subdivision. Sales for the month reflect an average of selling 1% under list price, which means on average some homes are selling under list price. If selling make sure to do your home work, study the market and price home according to what the market is dictating, and right now it is dictating to price at market or maybe slightly less. Time will tell, but with the inventory growing, values appear to be going down a bit.
