RECENT LAVEEN MEADOWS HOMES SOLD

Looking at recent Laveen meadows homes sold is a great way to keep on top of values in the area.   Laveen Meadows is located directly south of Baseline from about 64th Ave to 75th Ave. The size of homes varies from mid 1200’s to 3571 square feet in size. Most homes in Laveen Meadows where built from 2005 till 2007. This is another pretty large community within Laveen, and much like the other subdivisions had several phases during the build process.

Every month I will look at and review recent Laveen Meadows homes sold and pass along information to interested parties in the area.

Comments – Active homes have been on market for an average of 96 days, while home under contract only took 53 days.  Current homes on the market should really look at their home value, and other homes on the market and potentially re-evaluate sales strategy.  Homes are selling, but buyer do have a lot more choices in Laveen now, compared to the last couple of years.

Comments – Everyone thinks that values will continue to rise, that the freeway will open and values will SKYRocket.  Though at this time, the Phoenix area is staring to feel like a shift is coming.  Will values stagnate?  Will values begin to drop?  Time will tell, but for right now values have gone up 7% since last year (same time), and that is good!  We are seeing inventory increase too though, and that may indicate a shift.

Commentary  – HMM, I wonder if we are starting to see a little bit of an impact from the 202 freeway construction in the area.  See, access via Southern at this time is stopped, and Baseline is reduced.  In turn, we have seen a slow down of turnover rate in the last 3 months.

Yet, it is still a great time to sell, and home values have been steadily appreciating.

Commentary – 24 days is average time to sell, yet the average days on market for active homes is 69 days!  Some homes may have not done a good job at giving a true value of the home.  At times my experience has been that a home owner does not want to leave money on the table.  Yet, if not priced correctly a home won’t sell and even more importantly won’t appraise.  Keep in mind, almost 95% of homes now are selling with buyer using FINANCING!  A home will not appreciate for more than it is worth.

Also, keeping a home on market longer, invites buyers to offer less.  Happens all the time.

Commentary – As you can see from above, homes that sell………….sell quick.  While we did not see many closings in September, I would think it is truly still a seller market………….though the stats show it being a buyer market with just over 3 months current inventory.  Also, notice 16 properties under contract, October is likely to see a LOT of sales, which would correct the anomaly stat for this month of a buyer market for Laveen Meadows.

Commentary – Wow, how fast do homes sell in Laveen Meadows?  Well, they tend to sell pretty quick, and one of the big reasons is because of the affordability, and of course location and house size you can get in the subdivision.  Interestingly, average time for active properties is 65 days, that is 4x as many days on market than the average sell.  Can you say, not priced correctly?

Commentary –  This month at least, we are showing the subdivision of Laveen Meadows to have a buyers market.  That is right, there are actually several homes for sale, and a healthy inventory of homes.  For buyers, take note, with that many properties on market you may be able to negotiate a better deal.  On the other hand, sellers, take note that Laveen is experiencing a seller market.  If you do price home correctly, it will VERY likely sell.

Commentary – Wow, what a great month for home sales in Laveen meadows for the month ending March.  A big number of sales at 15 successful sales.  It is definitely a good time to sell if you are considering.  Keep in mind values have gone up steadily since 2013, so 4 years of appreciation at this point.  Also, with low inventory it is a seller market and you have a better chance to dictate a better net price.

Commentary – Again, not much change, it continues to be a seller market with 1.66 months of inventory.  Values as one can see over my posts, have increased as they  have for Laveen as a whole this last year.

Things continue over all pretty steady.  It is a seller market, and there is low inventory, and good turn over times.  This means, good time to sell.

Not much change, it is a seller market.  Homes are indeed selling and doing so at just under the average price in Laveen.  This is a great area for either move up or even first time buyers to consider based on the prices alone.

This is good information, and if your considering selling you’d do well to look it over well.  It is a seller market still, and homes are turning over pretty quickly.

In a nutshell, this community is in a seller market.  Homes are going under contract pretty fast at this point.  Homes sold on average within a 45 day period of time, start to finish.  Active homes are getting close to that point, likely though, little over priced as they have yet to have an accepted offer.  I keep saying, Laveen tends to sell homes that are priced right, and those not priced right will sit on the market longer.

With no sales, sorry can’t give you much information on value, but for the area as a whole the values are stable and constant at this time.  Notice, much like i’ve been saying in other posts and for some time, the difference between the average days on market for active vs. those under contract. Why have some homes gone under contract and others have not?  Any ideas?  Chances are pretty good that the homes under contract are priced better.   While I don’t show this above, the average list price per square foot is almost $10 a square foot more than those homes under contract.  Over priced maybe?

A transitional market within this subdivision, which is to say it does not really benefit buyer nor seller and more than the other.  Homes are indeed selling, and there are a fair number of homes currently under contract.

Again, like most posts I’ve written about subdivisions this month, homes are selling in Laveen Meadows as well.  Laveen saw a huge number of closings for this time of the year, and I do mean un usual huge.  It was almost 2x the normal closings at this time of year.  Why did it happen?  Not sure, maybe the fear of increasing interest rates, but the jury is out.

Homes are selling, and it is a good time to sell.  Values have gone up in the area, and if looking to move into a larger home, the low interest rates make this a great time to do so.  Call with any questions for 2016 real estate needs.

Not much to add.  Homes are selling, and we have several homes under contract for the subdivision.  Homes priced right are selling, and those not are staying on market.  Currently 156 days on market for active home, vs. average of 28 for those that sold, overpriced?  When selling, check the market, check your homes value and then create a marketing strategy to address them both.

Laveen Farms is seeing a fair number of monthly home sales, and frankly is one of the few subdivision which this months still shows the tide favoring the seller.  Yes, with the low number of homes for sale, and the number of sales we have seen, it is a seller market.  Not so for the rest or at the least most of the rest of Laveen Az.  Course, it also depends on where in Laveen you look, and price ranges as well.

One thing to note is the average days on market.  Notice the 2x the average for homes on market vs. those that sold.  Any idea why?  Reason is very likely that home is over priced, or not priced correctly based on location and condition.  Working with a knowledgeable real estate agent, that knows the area, will benefit you in getting the right value for the home.  I also would say, it takes good marketing strategy.  Call me to discuss a solid and aggressive marketing strategy to sell your home.  David 602.373.6345

$140,000 was the lowest sale price – This one was mine, but we also got 4% more than asking price on the sale.  It was one of the smaller homes in the subdivision.

Homes that sold for the month of July appear to have been priced pretty well, as the sale to list ratio shows most homes sold got their asking price.  The Laveen Meadows has less than 1 month inventory of homes, which is a hoping seller market.  Generally when market is like this, if your priced right, you may have multiple offers on your home.  If your not priced right, your not getting showings and all the buyers that would be buying your home are likely out looking at the other homes in subdivision that are priced correctly.  Sorry, but it is true.

Well, Laveen is seeing a small shift toward a seller market.  Inventory levels have dropped to under 3 months at this time.  While this tends to favor sellers, we are not yet seeing multiple offer situations, or increased sales prices.  Home sale prices are actually staying pretty stable, and over listed homes appears to be sitting on market ……………not selling.

Month Ending January 2015

Well, maybe it is getting more exciting here at the start of the new year.  Lets actually be real, January has been pretty much like the last year, with no real change to speak of in real estate in Laveen Az.  Sure, dollar per square foot will go up a bit, but then back down, and frankly it has pretty much been staying withing a tight range.  So, I call this market a stable market with no real increase or  decrease in home values.  Yet, the exciting part is over the last couple of days the phone has started ringing and maybe it appears that buyers may be starting to realize the time to buy is now.  Why you might ask?  Well, interest rates are still low, and home values are affordable, and one of those two is likely to change sooner than later.  Yes with interest rates possibly going up in the next year, the time to buy is now.

As indicated in the average list to sale price, we are seeing homes sell for less than list price.  This is of course to be expected during a buyer market, which is what Laveen Az is currently experiencing.  The inventory for Laveen has grown, and with a larger inventory home buyers have more choices.  More to the point buyers also have more leverage to get the bigger, better house at the best possible price.  Key is to make sure to market the home properly, to have a plan of action to get the home sold.  Find a link here to view my marketing plan.

Inventory for the subdivision appears to be growing, and with slower sales values may begin to decline.  For the Laveen zip code, the inventory has grown to over 4 months, and sales have slowed down.
