Comments – So the time to sell is a little off, mostly because one of the sales was on the market for 420 days. This property was very appealing to many people, but it was more difficult to finance because of the price and because of limited financing. In the end, it was purchased by a cash buyer, but it did take some time. Horse property is always popular, but with the higher prices and interest rates having hit 7% we have seen a slow down. Interest rates, should they trend down, will likely see activity pick up some.

Notice that it is of course average, but also that there is a spread of about $52,000 between the average sale to active listing. Many homes and properties that do sell in Laveen sell for current market value, so make sure to get an accurate value.

Well, loaded question, it is NOT a seller market, as we have over 6 months inventory at this time for horse property in Laveen. Yet, there is a large demand for homes under the $350,000 range, as I field calls for buyers looking for this price range, weekly. So older homes, on acreage, we could likely sell quicker.
Those over $350,000 have a much smaller demand.

Commentary – Well, Laveen horse properties are selling, but no where near as quick as most homes in the Laveen area. There is also a lot of inventory at this time, with 5.25 months of current inventory. This means, buyers you do currently have the upper hand, as sellers must compete a bit for your interest. Good time to buy, and yes, good time to sell. Home values have appreciated 4 years straight, that is over 48 months off consistent appreciation. Commentary – Laveen real estate market as a whole, is experiencing a seller market at this time. Yet, when one starts really looking closer at specific property types, values, subdivisions and so on……..one can see there are micro/niche markets. Horse property in the Laveen area, is a niche market, and at this time it is a buyer market. There is over 3 months supply at this time, and buyers have a good supply of choices.
A home owner looking to sell horse property in Laveen, would be well advised to do their due diligence. Check into averages, values and truly have expectations of selling home. Horse property that does sell, will be priced right and marketed aggressively….and ideally in the two most popular languages for our area (Spanish/English).

Commentary – Well, unlike most of Laveen, horse property in the area is going through a buyer market. As you can see from above, at this point we have 7.6 months inventory, which is great for buyers, as they have more choices and can likely try to negotiate a better deal. Sellers, take note, yet if you price the home right and at market value you may generate the interest of several buyers and negotiate the best terms in your favor.

Commentary – Well, the average is going to be out of whack this month, because of the super high sale. This is the first time a home has sold for over $1,000,000 in YEARS. It was indeed a nice property, close to mountain, had city views and backed up to preserve, not bad.
It is a buyer market for horse property, with a good number of properties available.

Commentary – Well, it is a seller market, based on recent sales for month ending February. Yet, we have seen most of last year (2016) be a buyer market with a good number of active homes for sale. So, will this one month now of a “seller market”, will we see that trend continue? I would think, no. Reason is that we don’t usually see 5 or more sales in a given month for horse property. We do see some 1 month sales, and that allows the inventory to build up. The properties in lower price ranges have been selling quicker too!

While the inventory story over all is a buyer market, it can be looked at closer and depending on home and price,……………..it could favor YOU the seller.

Yet, it also depends on price range, so it could either benefit buyer or seller depending on where that asking price falls. Current rule of thumb I’d say is sub $300,000 is super hot, while over $300K is more a buyer market. This higher you go, the more inventory.

Problem I see for several buyers though, is that homes on market are priced over the $300,000 range, and not many home buyers can afford it. The affordability for home buyers looking for horse property, has gone down a bit, now that home values have gone up.

Problem is, the vast majority are looking for homes which cap at a $300,000 max price range. So, if you ‘ve been thinking of selling and your homes value is less than $300,000 you would likely get a fair amount of interest from buyers I’ve been working with at this time.

High sale, I know was also a short sale in a gated community. Home was large, built newer than 2000, and had irrigated horse property. Though, I have never seen a horse on any of the homes in the subdivision. This is a buyer market. Yup, we currently have a good size inventory here, and buyers have choices they can make. As such, seller may have to compete a bit for getting the buyers to their home.

Folks, there is a buyer market for horse property in Laveen Arizona. This is good for buyers, as you have more choices of properties from which to select. Also because of the larger inventory, sellers may be more inclined to take an lower offer. As an example, the average was 2% below list price for homes sold in March 2016.
Sellers, want to point out one quick thing in regards to the active and solds. Notice that the days on market is less for the solds, than those that are actively on the market. Pricing is one of the huge factors/reasons for that. Granted, there is a large inventory and as such homes will sit on the market longer, but the ones that sell are the better homes that are priced right. As another example the average sold was $131 a square foot, where as the average active is $151 a square foot. That is a $20 a square foot difference!!! Now this is not an exact science and one must look at every house individually, but based on a the stats it is possible that some homes are over priced by about $70,000!
So price right, get it sold.

Properties in and around the Laveen area are selling. Yet, when it comes to horse property, the buyers still have the upper hand with a 4.17 absorption rate/month inventory rate. This favors buyers, as they have more choices. Yet, this is down a bit from earlier in the year, and bodes well for sellers. Also, good to note, values in Laveen Az were up about 5% for the year.

This is a buyer market, where the buyer has several choices and likely able to get the best deal. Every market benefits someone, and with the higher number of active homes (inventory) that favors the buyer. Don’t kill the messenger, I just tell it how it is.
Notice how homes are indeed selling, but that the average days on market is almost 1/2 of active homes on market. Also, average list price is over $400,000 while average sale price is about $364,000. Take away is that the horse property market in Laveen Az is currently a buyer market. We have over 8 months currently available, and that is a LOT of inventory for horse property. Personally I think that Laveen Az offers a great opportunity to folks that like horse property. Laveen Az is located so close to the downtown Phoenix area, that commutes to most places in the valley are simple. Also, with the south mountain municipal park close by, there are thousands of acres of trails. What else could one want? Well, as a potential buyer looking for horse property you may want choices, and at this time you have plenty of choices of which horse property to buy, 26 currently.

One of the great things about Laveen Az, is horse property. It is close to Central Phoenix yet it has retained the rural feel, and allowed for many properties that are equine friendly. The real estate market for these types of properties has not changes much, there is still several choices for buyers. As such, again, sellers must make sure to price their home at market value to make sure they are getting views. I’ve seen one on the market, that has been for sale for well over a year, that has not sold. Any guess why the home has not likely sold, even though it is a real nice home? Pricing a home right and at market value is real important in todays market. One thing I’m seeing is that buyers are not paying over market value for a home.

This really goes to show, much like what I’ve stated in my Laveen home value report, that homes are not selling above market value. Actually for month ending April 2015 we are still seeing about a $30,000 dollar difference on list price vs. sale price, again on average. Homes that sell are selling 2.5% under list on average, while others are doing one or more price drops before they sell. Again, price it RIGHT.

So we did see some decent activity to finish off the year in 2014. What to expect for 2015? Time will tell for sure, but indication from economists is that the real estate market should continue its recovery, with more sale occurring in the coming year. On my part, I think we may see a little more appreciation compared to 2014 (which was relatively flat), and with that we may indeed see a little more in the way of transactions. Lenders are lending, sellers are selling, and buyers are still buying, and this is a recipe for good real estate.

What this all means is basically that buyers have the upper hand, as they have a larger inventory of options and can be choosy. Likely they also can get home for less than asking price, and potentially if financing get seller assisted closing costs. This is the nature of a buyer market.
