How to buy a house in Laveen AZ

 Let me share with you my recommended steps for how to buy a house in Laveen Az.  These of course are my own professional opinion, after having been in the real estate industry full time for 10 years.  This would be the steps I would take to make sure I get into the home I want.

First step on how to buy a house in Laveen AZ is to find a reputable lender.  Sure this does not really sound as fun as looking at homes, but you don’t set out on a trip without a destination right?  In order to buy a home, at least for most of us, we need to make sure we have financing in place.  Getting together with a good lender will give you much needed information on the financing side of the real estate home search.  First it will give you an idea of how much money you will be able to borrow for the financing of your home.  More importantly how much of a monthly payment will come attached to the amount of the loan.  While many don’t think about the loan first, it really gives you the best idea of the monthly expense you will have once you are in the home.  It is crucial to make sure you stay within a budget that you set for yourself, or that you are comfortable with on the purchase.  Some folks may have a great income, and may borrow a lot of money, but maybe they don’t want to have a high monthly mortgage payment.  Knowing what your expense will be ahead of time will give you a great financial map for how to start your home search.

It is also important to get prequalified because in Arizona a prequalification letter is needed to go along with any offer on a home.  Without some form of proof that a buyer is eligible for financing or has proof of funds to pay case cash then any offer is not even worth the paper it is written on.  In short, take my work for it, get your financing in order before you even start your search it will save you a lot of aggravation and possible disappointment later on.

Second step on how to buy a house in Laveen AZ is to work with a reputable realtor.  Did you know that Arizona has about 72,000 licensees in the state, and that generally 60,000 of those do less than 3 transactions in given year?   It is also the case that less than 2,000 of those 72,000 realtors do more than 10 deals in a given year.  In short, make sure you work with a real estate agent that has experience, which in turn will be able to help you navigate the purchase of property. 

Once you have selected a realtor to help you purchase a home, make sure you share what you are looking for in a home.  With today’s availability of information on the internet you may be able to put together searches on one of many national portals, but the best home searches are still those with direct access to the Arizona Multiple Listing Service (mls).  Your realtor can set you up on a custom search to see all homes that meet your exact home criteria.  No sense wasting time looking at homes that do not meet your requirements, go ahead and have your realtor set up a custom search and weed out tall the homes that fall short, and spend your time looking at those that do meet your criteria.

Third step on how to buy a house in Laveen AZ can be the most fun, and that is the actual viewing of homes.  At this point you have a custom search, you’ve seen homes on line via the mls set up your realtor has given, and now you are requesting appointments to view those homes that are of interest.  Have your realtor set up appointments, and get out there and start looking for your home.  Once you find your home of choice, your realtor can help you submit an offer on the home.  This could be a full article alone, so for today suffice to say that you look at all the information needed to make a solid, educated and reasonable offer.  Let us assume for now, your offer is accepted, congratulations that takes us to step four in the process.

Step number four in the process of buying a home in Laveen AZ is inspecting the home.  While it is not required by law to have the home professionally inspected, it is a good idea.  Unless you have a friend or relative who knows how to check out a home for any potential problems.  If you don’t have anyone, your realtor can help you find a reputable home inspector, and in truth most of us use 2 or 3 on a frequent basis that we would be happy to recommend.  The home inspector will check out the home and give a report on the overall condition of home and especially if any areas of concern are present.  Some things that would be high on the list for concerns, structural problems, bad a/c unit, plumbing or electrical issues or other.  Once the condition of home is determined your realtor can help negotiate repairs with the seller. 

Last step of the process for how to buy a house in Laveen AZ is to finalize the sale.  Once the inspection and repairs have all been negotiated the lender is doing all their work behind the scenes.  This will include doing the appraisal on home, getting any additional documents for the loan, getting final approval and of course sending out the loan documents to the title company for signing.  Once the loan documents are at the title company, the buyer will go in to sign loan documents and we are just that much closer to being done with the purchase process.  The last process after signing, is for the lender to wire the funds on the loan, and then for the title company to release the property to record into the new home owners name, your name.  At this point, you have finished the buying a home in Laveen process, and you are now the home owner.  Congratulations.  Hope this has helped.
