RECENT ROGERS RANCH HOMES SOLD

Here you can find information regarding recent Rogers Ranch homes sold.  The Laveen sub Rogers Ranch subdivision is located between Southern and Baseline on the North/South and 43rd Ave to 51st Ave. on the East/West. Rogers Ranch has been a popular subdivision for many years. The Rogers ranch subdivision is actually made up of about 7 different subdivision units each with about 200-300 homes. Most homes in the area vary in size from the smaller homes being about 1300 square feet and larger homes in the 3300 square foot range.

Commentary – It continues to be a seller market, with a low 1.53 month supply of inventory or homes on the market.  Basically, what we like to see when we place homes on the market.  Lower level of inventory, means a larger competitive pool of buyers for your Rogers Ranch home.  Also, values have been appreciating for the last couple years.

Commentary – Rogers ranch has always been a popular subdivision with buyers in the Laveen area.  One can see that, with 18 properties currently under contract, we are likely to see a fair number of closings in April 2017.  Values are holding steady, and those homes price well are selling.  Pricing the home right, is key when selling.  As an example,  the longest time to sell a home this past month was 133 days, yet the longest time for active home on market is currently 220 days.  That is almost 2x as long, chances are………..home that is active is over priced.

Commentary – Compared to last month, we saw a change, but as mentioned I said “don’t be fooled”!  We saw a 3.33 month inventory last month, and it was an anomaly, and now we are back to about 1.6 months.  Homes are selling, and most in relatively short time, if they are priced right.

Commentary – I would say don’t let the 3 plus month inventory fool you, it is a seller market in Rogers Ranch.  With so many homes under contract, we are geared up for great February 2017.

Commentary – Well, homes are selling quick in Rogers Ranch.  Take it from me, I’ve been helping buyers and sellers in Rogers Ranch for years!, it is a pretty popular subdivision.  It is a seller market as the market inventory suggests.  Also, with interest rates still low good time for buyers to take advantage.  For sellers, the lower inventory helps them be competitive and get a good price.

Rogers Ranch in Laveen Az, continues to see consistent turn around.  No surprise as it is also on of the larger subdivision in the Laveen area, with over 1200 homes.  On a year basis, Rogers Ranch can see 100 to about 120 sales, given past years.  We still have a low inventory, and homes in the sub $225,000 range, tend to be the ones that sell the quickest.

Inventory continues really low, with at this point under 1 month inventory.  This continues to benefit home owners looking to sell, as the low inventory creates more competition among the buyers.  We are still seeing a lot of closings as well, going into the holidays, so if considering selling, it is still great time.

Homes in Rogers Ranch Laveen Az are selling pretty quick.  Most homes, if priced right, are going under contract quickly and selling within 50 days.  That being said, it really has to be priced correctly, if not it will NOT sell.  Case in point, one home currently has been on market for over 200 days, is that normal for area?  Nope.  Likely over priced, right?

Not much to add compared to what I’ve written in recent months.  Seller market continues, homes priced well, in good condition are selling.  Buyers at this time have great interest rates, so it is a great time for them to buy.  Also, some new loan programs are helping them with down payment if needed.

Rogers Ranch Laveen Az is seeing a pretty significant sellers market.  As most homes in the subdivision sell for under $250,000, they tend to sell fast.  I wrote earlier were Laveen generally see’s quick sales under $250,000 but homes over that price do take longer to sell.  Rogers Ranch tends to have a GOOD amount that sell even sub $200,000 and this is a very quick market for Laveen.  Yet…………, look at average days on market for sol 56 vs the average for active 106 days.  Many homes currently listed are VERY LIKELY over priced and as such are not selling.  Need to price home right, if not it won’t sell.

Rogers Ranch is going through a pretty healthy real estate market, that is to say if your a seller.  Currently the absorption rate is about 2 months, which favors the seller.  Yet, if your planning on selling, make sure your comparing similar homes when trying to determine your specifics home value and most likely sale price.

At this point we have a good size inventory of homes in Rogers Ranch.  With only 3 sales in the month of January, we stand at over 3 months of turnover/inventory, which technically will benefit the buyer.  This is because they have more choices of homes from which to select.  The average days on market is about 50 days more than normal for the Laveen area, which may indicate many of the homes that did sell, where on market for longer than normal.  This could be because of over pricing at the beginning of listing, and then reducing to gain activity and offers.

A good solid marketing plan and pricing strategy from the start, is in my opinion, a good idea.

Rogers Ranch Laveen Az is still seeing pretty quick movement of properties.  While most of Laveen is experiencing a buyer market, Rogers Ranch is actually in a seller market.  While this means that home sales should really benefit sellers, I will caution that it does not mean you can get any price.  Homes that are selling are selling quick and pretty close to ask price.  Yet, average list to sale price is still from 94%/99% of the list price.

Nothing really has changed for Rogers Ranch in Laveen Az.  Absorption rate is still about 2.5 months.  Home owners are still seeing homes sell, the key is always the price, condition and a Solid Marketing Strategy.  Average list to sale ratio is 1% under original list price, and one home actually sold for almost 6% under list price.  Lot of money left  on the table.  I’ve sold MANY homes in Rogers Ranch, and it is a very popular community.  Pricing and marketing to the right places makes all the difference.  Call for questions or if your wanting to place home on market.

Absorption rate or inventory has grown a bit for all Laveen and has as well it seems this last month for Rogers Ranch currently at 2.71.  While we are still a seller market, it appears we may be heading toward a buyer market, and that of course is more beneficial to buyers who will have larger inventory and choices.  My tip, price right, market aggressively and you’ll be fine.

We still have less than 2 months inventory, but Laveen as a whole is starting to see a shift.  Inventory is going up, and as summer sales start to diminish, we may very well see a shift toward a transitional market or even a buyer market.  At the present, we are under 3 months, which is a seller market and this is a great time to sale.  Should this shift, to a buyer market (over 3 months), that advantage to the seller may change.

Less than 2 months inventory for the Rogers Ranch subdivision in Laveen Az.  Which pretty much follows course for the Laveen area, which stands at about 1.8 months inventory.  We are still in a seller market, which is great and a good time to considering selling a home.  When inventory is low like this, and demand is steady (which it is), then it is a great time to place a home on the market.  Values have stayed pretty consistent over the last year, though we have seen a very slight increase.  Neat thing is that many homes that are selling are showing averaging getting list price for the sale.  Though a couple of homes sold got almost 9% less than asking price.  As a seller I would think that is not something you’d want, that is $9,000 based on a $100,000 dollar potential sales price.  Folks, it pays to work with a local specialist, a local Laveen realtor, of which I am.  Looking to sell request a free consultation at this page.

We currently have less than one month inventory for active homes for the Rogers Ranch subdivision.  The lowest priced home is listed at $145,900 and the highest is at $232,000.  I actually have several currently listed in Rogers Ranch, as well as several sold this year, so let me say that homes are indeed selling if priced right.  The average days on market for homes sold was 68 days.

Again, pretty steady for laveen real estate.  Activity did pick up a bit, but that is traditional in the coming of summer as I had mentioned last month.  We likely will see the busiest home buyer/selling season of the year again, between June and August.  Should you need to sell, I would recommend looking into getting it done now while there are plenty of buyers making their moves.  Not only that, with low inventory it can help you net more money.

One thing is sure, pricing it right makes a difference.  While some sellers would like to make more on the sale, it does not alter reality of where current values are at.  Best bet is to market home, get best offer and negotiate your best NET.

Real estate in the Laveen area has been steady, and that is the best description I can give.  We are seeing the increase in monthly sales which is typical at this time of year going into the summer.   With kids soon out of school, this is traditionally one of the best times for families to make their changes in living locations.  So let me give the break down of the numbers in Rogers Ranch as of today looking back at the month ending April 2015:

I’ve written about it in a couple other articles, and know it here as well, the inventory now is starting to favor sellers.  Yes, this is a great time to start to consider selling your home.  Not the values have really gone up, they have actually been real steady as you can see if you follow my articles.  Where it is starting to show as a benefit is with the amount of interest you may be able to get for your home, so you can choose the offer which is most favorable.  See there is a lower inventory so less choices for buyers, and as such more buyers may begin to show interest in your specific home.  Will values go up?  Good question, in the past this HAS been the case, but look at what happened in 2008 when it could no longer be sustained.  I would not be surprised if appraisals and lenders tried to be real strict with increasing values, but time will tell.

Well, unlike previous months, it appears we finally have little change.  Over all Laveen is seeing a decrease in new listing to market, and inventory level has gone down.  With steady sales, we are now seeing numbers that indicate a market more favorable to sellers.  Yet………….., homes are staying on market longer, and homes listed over priced appear not to be selling.  The take away, is homes are NOT selling for over market value.  In fact if you see chart I’ve uploaded under the Laveen market update tab, days on market has increased.

Folks, can’t stress enough if you are interested in selling, make sure to compare similar properties.  This is a good way to track what is going on in area, but there is many different homes, size, lots ..etc, so compare similar to get true value.

Laveen as a whole has continued pretty steady as far as resale values.  Rogers Ranch is still a popular subdivision seeing many homes bought and sold every month.  Inventory for the subdivision has grown to over 5 months, which means sellers MUST compete to sell their homes.  They must be priced right, show well (that means clean), and appealing compared to other homes.

Wow, I did not expect the big number of closings that we saw in September 2014, 82 homes sold in Laveen Az.  Our inventory in Laveen still appears to be growing, and we are still experiencing a buyers market.  This can be seen in the number of days homes are averaging on market, as well as months of inventory, over 4.

What do these number show us?  Well first, much like Phoenix and Laveen Az, Rogers Ranch is experiencing a buyers market.  This is where buyers have more options, and sellers are competing to get the buyer.  Chances are sellers may begin lowering prices to entice buyers, potentially even need to pay closing fees or assist with buyers fees.

September 2014

Summer trends of increased sales volume has passed, and now the number of sales are likely to decrease.  This is what history shows us, that the volume of real estate transaction in the metro Phoenix increase during the summer months.  As for Laveen Az, the number of sales of course did increase for us in the summer, and this last month just closed for August 2014 saw a reduced number of homes trading hands.

Things to keep in mind for the current Laveen real estate market will be inventory and of course buyer demand.  Currently we stand at about 4.57 months inventory for Rogers Ranch, and it is pretty similar for Laveen Az as a whole.  Inventory is up from same period last year, new listings are down from same time last year, yet we are having a growing inventory.  Also, home values have gone down just a bit in the last couple of weeks.  Being over 3 months we are in a buyers market, with a growing inventory, should this continue we could see some further decline in home values in the area.
