RECENT MONTANA VISTA HOMES SOLD

Recent Montana Vista homes sold is a great way to keep on top of the values in the area.  Montana Vista is a Laveen subdivision located South of Baseline and it’s is bordered by the Aguila golf course on the East, 43rd Ave on the West, South Mountain on the North, and Dobbins on the South side. The subdivision offers many homes with great views to the South Mountains, which is one of its draws. Montana Vista is one of the newer subdivisions with most homes being built from 2007to 2010. This of course was during the economic down turn and you can still see some vacant lots on the northern end of the subdivision. Most homes are between 1200 square feet and as high as 3400 square feet.

Comments – Comparing to the rest of Laveen, this is a Buyers market in Montana Vista.  There is several months inventory, and homes are not turning over quickly.  This is one of the FEW subdivisions that is not in a seller market.

The advice, price it right.  Do you homework and really understand the market, and then market the home aggressively.

Commentary – Well, with no sales in July, numbers will pretty  much stay and be reflected as of end of June.  Difference this month though, is with 13 active properties, we now have a buyer market in this Montana Vista subdivision.  Buyers have plenty of choices, and can afford to be picky at this time.  Also affecting this resale market, could be the new builds.  IT IS, direct competition and it may be winning.

Commentary – Not much change from last month, including how long on average homes are taking to sell in Montana Vista.  Great time to sell, low inventory helps sellers as buyers have fewer choices.  While homes are not selling over market value, you could try to negotiate a better net!

Commentary – Same as last time, unlike most of Laveen Arizona, montana vista is experiencing a buyer market.  I will say, next month we may see a change, as we have 6 under contract and if those successfully close, it will change the inventory/supply factor.  Time will tell on that one, but even then it may be short lived.  Turnover in the community tends to be slow.

Commentary – Not much to report.  Laveen over all is a seller market, but Montana Vista has a good size inventory, and is one of the only subdivision with a buyer market.

Commentary – Not too much activity, which is usually the case for Montana Vista.  There is not high turn over at this time, and has not been for a couple of years.  It is the type of subdivision people buy, and stay.  At this time, it is a buyer market for the subdivision, with several homes competing for buyers.

Homes are selling, and in relatively short time periods too.  Yet it is a buyer market in the subdivision, at least at this time.  Unlike the rest of Laveen, apparently there is a healthy inventory and this does benefit the buyer as they have more choices.

Again, not much to report.  This really is a great subdivision, offers mountain views, and low turnover rate.

This is one subdivision, that does not see a quick or high turnover rate.  Actually, it is one of the subdivisions which at this time is a buyer market.  at this point, there is 4 months inventory in subdivision, which does benefit buyers.  Reason is simple, buyers have more choices.

With no recent sales, little hard to give more information.  Listed homes do have a 131 on day average, which is pretty high (double) of what Laveen homes that sold are averaging.  Chances are, homes in area may be slightly over priced.  Yet, the ones under contract were only on market 66 days.  Hmmm, makes one wonder right?

Not really much activity in Montana Vista.  Market really is a transitional market at 3 months inventory.  In order to sell quick here, you will want to price right, show well, have good location and market aggressively.

With no sales, really not much to report.  Values in all for the area remain stable.  This is one subdivision that does actually have a fair amount of competition for buyers, really more of buyer market.  This is contrary to most of Laveen which is a seller market.

Well, there is several homes on the market in subdivision at this time.  Not many under contract, and based on recent sales, not much activity.  This subdivision does not see much turn over, and with 6 properties on market, buyers have a bunch to choose from.  Home or homes that sell, will need to be really well priced, be the better home, and offer the best compared to the others.  If not, it is likely to sit on market.

If considering selling within Laveen, and specifically within Rio Montana, this is the time to do it.  It is one of the subdivision with not much inventory (less choices) and appears at least for last month that demand is there with buyers.  The average days on market is higher than the norm for homes sold in Laveen Az, so if selling keep in mind it may take about 2 months or so.

Montana Vista does not see a lot of real estate transactions on a monthly or yearly basis.  It is however a great community, and houses are nice.

I’ve sold several properties in the community, and it has been popular with buyers.  There are some nice homes here, and it has great location.

Home that sold did sell for ask price, which is good.  This subdivision does not really see a high turn over of homes, and as such not much to talk about.  It is a great subdivision, great location, and prices to get in are great.  One some of the higher active homes, their biggest competition is homes listed in Dobbins Point and new homes being built in same subdivision.  Prices are pretty close to a brand new home, and many folks will decide to go new instead of resale.  Over all though, Montana Vista is in a healthy market.

On average homes are selling for about 2% under list price for homes priced well, and as much as 5% for others not so well if they even have sold.  So, make sure to price right, as homes are not selling over list.  See my Laveen report here.

Update month ending February 2015

The good news for sellers, is there is not much active competition for the buyers in your specific subdivision.  Laveen also has seen a decrease in new listings to market, and this has lowered our inventory to about 2.6 months for single family homes.  This does favor sellers a little.

Word of caution for sellers looking to use this for comparing to your home!!  There was only 2 sales, and there was a BIG gap in sales price.  If considering selling, make sure to compare similar homes, in similar condition, or call me for a free sales consultation.

Numbers for January 2015

So what are the numbers coming out of the 2014 holidays?  Well things continue to be marketed, and of course things continue to sell as well in Montana Vista.  While there is a limited number of active listings (rare right now in Laveen), a vast majority of the homes in the subdivision are under contract.  Not too surprising as this is another favorite community with great location and excellent location close to the mountains.

Interestingly the homes under contract range from 9 days on market to 471 days on market.  Why the big difference?  Frankly it is usually do to 3 things: condition, location and price.  One of the three likely did not align.

Not much change from November below.  This is one subdivision that does not really have a high turn over, which may be of interest to some buyers.  It is also a little smaller than other communities in Laveen Az, which could help explain the low turn over as well.

Again, not much activity, but this is pretty typical of the subdivision.  It has been much like Laveen as a whole, pretty consistent for 2014.

Much like the rest of Laveen Az, Montana Vista subdivision is in a buyers market.  Truthfully, while real estate trends are local, they are going to be fairly identical when it comes to suburb and neighborhood.  So, buyer market means more choices for buyers as the inventory has grown.  This appears to the point to be growing slowly, and could have a downward affect on price – at least a slight push.

Not surprising that home sold, actually sold at list price.  Home values have gone up in the last year and a half, and it is not easy to find homes listed under $150,000 that are newer built homes.  So, something like the home at $125,000 generally will sell fast.  What can you do to sell your home in a buyer market?  Price right, have it show nicely, and market the property to the widest audience possible!!!  My marketing plan

Laveen as a whole has not been doing great in real estate as far as the month of August 2014.  We have seen home values drop based on average price per square foot for homes sold in August, compared to sales the 2 previous months.  Currently we are seeing about $84.37 a square foot Laveen as a whole.  Another trend we are seeing is list price is generally a little higher than ending sale price.  This is truly something to consider if your looking to sell your home.  Look for an agent with a track record, knows the market, and has a marketing plan.  Feel free to check my marketing plan.  Also below is a photo of sales I’ve had, which shows a pretty good track record, right?
