RECENT LAVEEN RANCH HOMES SOLD

Recent Laveen Ranch homes sold is a great way to keep on top of values in the area.  Laveen Ranch is a subdivision located in the western edge of Laveen Az. It goes from approximately baseline rd north to Fremont, and from about 69th Ave. to 75th Ave. It is almost like a little island within the much larger subdivision of Laveen Farms. Most homes built 2005 to 2008 and low 1300 square feet to about 3800 square feet.

Commentary – Laveen Ranch is a subdivision that does not see high turnover.  It is not one of our larger subdivisions, so that would make sense.  Values are holding steady, and it continues to be a great time to sell.

Commentary – Not much to say, the market in Laveen Ranch continues to be a seller market.  Also, homes are selling pretty quickly, if priced right.  Home sold in August, sold in 27 days, homes for sale has been on market for 112 days!  What does that tell you?  Overpriced!

Commentary – Slow, that is the comment.  There really has not been a lot of activity in the Laveen Ranch community, and that has usually been the case historically.   Yet, it continues to be a seller market, even with low activity seen.

Commentary – Not much to add, even from little I wrote last month.  Low inventory, values are steady, which all leads to a great time to sell.  It is a seller market, and now (summer) is great time to sell.  Main reason now is good time to sell, is higher volume of buyers because kids are out of school.

Commentary – It is a good time to sell in the Laveen Ranch subdivision at this time, because it really has low inventory for the current sales it is experiencing.  In other words demand in the area, is high and inventory is low.

Values have been holding for the area, though sale prices this past month do show a lower price than those of last month.

Commentary – Not really much to add, it is usually pretty consistent in the Laveen Ranch subdivision.  There is not a lot of turnover which is good, but also homes have been taking longer to sell as you can see.

Commentary – Interesting how the average days for selling in Laveen is about 1/2 the time to sell in Laveen Ranch.  Yet the price range, is within the average for Laveen.  It is interesting to note as well the average list price is almost $25 a square foot more than the average SOLD.  That is a big price difference.

It is a good time to sell in Laveen Arizona, and also in Laveen Ranch.  Homes are selling on average within 60 days, and we have seen values go up this last year.

Not much new to report.  Subdivision is seeing sales, but does not see high turn over.

Not much to say, that has not been reviewed in prior months.  We are still in a seller market, and that is THE TIME as a home owner to sell.  With low inventory, buyers must compete a little more to get a home.  This can help you with negotiating a better NET.

On a good note, homes sold this month sold on average for a little over list price.  This is likely due to decent marketing, good negotiating and likely buyers requesting some assistance with closing costs.  We are seeing that a good bit on many homes.

Not much to go with to summarize what is going on in subdivision, but……..here goes.  Transitional market, which is neither favoring buyer nor seller.  Homes are selling, not fast though, unless they are priced right.  This is also having looked at past information on subdivision.  Home that sold was a nice home, over 3000 square foot, so good deal for some buyer.

Interestingly enough, the active average days on market is 62 days.  Yet those homes that are selling are doing so in about the 3rd of the time.  This really does show that those homes that are priced correctly are selling, and well, those that are not do not sell.

Not a whole lot of activity for closings, but we appear to have several under contract and likely to close in next 30 days.  On a good note for seller, they DID get their asking price.  At least they got the price that was listed last, not sure if they did price drops.  Over all Laveen is still seeing about 2/3% under list as an average list/sale ratio.

Buyer market in Laveen Ranch, with multiple choices of homes for buyers and not a lot of activity.  Good time to buy in the community, may be able to get yourself below market deal and negotiate closing fees.  On the flip side, if you market aggressively (rifle not shotgun approach), you may zero in more on who would be your more likely buyer.

Really not much to say about sales here in Laveen Ranch, except that they sell pretty quick.  They do tend to sell pretty close to list price, at the very least it appears that the owner/agent did list property at market value and homes sold quickly and at about the ask price.

WOW!!!  On average homes in this community of Laveen Ranch sold for 5% less than list price.  Folks, this really comes down to pricing it right.  The longer a homes stays on the market, the less likely it is to get a good offer.  Many times the length of time on market will bring out the low ball offers, those that are looking to get a home for less than value.

79 days on market was average – this is high for Laveen which is averaging about 39 days

The down side about this last month was the average list to sale price, which was 87%.  This means that on average homes that sold, they sold for 13% less than ask price.  With homes selling over $100,000 you need to know that is over $13,000 difference – OUCH!!!!

$226,500 was the highest sale price

$180,000 was the lowest sale price, and really the reason for the skewed stats on the list to sale ratio as it sold almost $40,000 less than list price.

Homes are selling as the numbers above show, with less than 2 months inventory.  Much like the rest of Laveen, it is a seller market and many buyers may have to compete to get a home in Laveen Ranch.

January 2015

Looks like the last couple of months that Laveen Ranch has not been a popular location for buyers.  Sorry!  We currently have 3 homes on the market for sale, with no homes under contract, and no homes sold in January 2015.  Average days on market for homes currently on market is 60 days, a high of 129 days on market.  Folks looking to sell, you may want to consider your competition are really price accordingly.  Lack of good valuation can translate into a home that will stay on market for a longer time.

Wow!! We saw several homes sale in the month of November.  Popular subdivision, and one of the few that currently is what one could consider a seller market at this time, with only 2 active homes.

What do these numbers, and for that matter information on the current Laveen market tell us?  Notice list to sell price, showing that homes are selling for less than ask price.  This is because we are in a buyer market, buyers have more choices and sellers are having to compete to sell their home.  Many times it may also be due to homes being priced to high, staying on market longer and bringing in buyers looking for deals.  Truth is, buyers now are beginning to have the upper hand, can select the best house and get a great value.  Be sure to market aggressively, here is my marketing plan, you really must work with someone who has a plan, gone are the days of anyone being able to sell a home.

The numbers for each month are based on current active or under contract as well as most recent sales in the previous month.  The number sales for Laveen did drop compared to the same time last year, and inventory has grown.  Laveen, and by default Laveen Ranch is now in a buyers market, which is over 3 months of inventory.
