RECENT LAVEEN HORSE PROPERTY SOLD

Recent Laveen Horse property sold is a great way to help you determine value of property.  One of the appeals of Laveen is the rural lifestyle! Here in Laveen Arizona you can find properties that offer you a good size yard (an acre or more) and that offer the opportunity to own farm animals. Yes, Laveen still has the Old West feel to it and you can still see folks riding their horses around town. As development occurred in the 2000’s some of the riding areas began to disappear, but there is still plenty of nearby areas to enjoy a horseback ride. Laveen horse property comes in all shapes, sizes and styles.

Every month I will review recent Laveen Horse property sold to help both home buyers and sellers with an idea of values for the area.  If you have any questions in regards to selling your specific home, request a FREE home evaluation by clicking here.

Month ending October 2017

16 properties for sale

3 properties under contract

4 recent home sales in Laveen October 2017 for horse property

$272,400 was low sale

$550,000 was the high sale

$383,100 was the average

171 was average time on market

Commentary – Horse properties do take a little longer to sell, as ween with average time on market.  Also, we have been in a buyer market for horse property for some time, in this niche market.  Yet, there are MANY interested buyers for horse property.  Problem is, most are interested in the under $300,000 price range, and there are FEW options at that price.

Month ending September 2017

18 properties for sale

5 properties currently under contract

4 sales in September 2017

$349,000 was the low sale

$408,500 was the average sale

$530,000 was the high for the month

124 was average time to sell

Commentary – While Laveen Arizona for the most part is experiencing a seller market, but not horse specific property.  At this point, horse property in Laveen has a buyer market.  With 4.5 months of inventory at this point, buyers do have a little more options.

Interesting too, active average is $460,000 while average sale was $408,500.  Notice that it is of course average, but also that there is a spread of about $52,000 between the average sale to active listing.  Many homes and properties that do sell in Laveen sell for current market value, so make sure to get an accurate value.

Month ending August 2017

23 properties for sale

5 properties under contract

2 homes sold in August

$325,000 was low sale

$350,000 was the high sale

85 was average time to sell

Commentary – HMMM, is it a seller market, a good time to sell horse property in Laveen?  Well, loaded question, it is NOT  a seller market, as we have over 6 months inventory at this time for horse property in Laveen.  Yet, there is a large demand for homes under the $350,000 range, as I field calls for buyers looking for this price range, weekly.  So older homes, on acreage, we could likely sell quicker.

Those over $350,000 have a much smaller demand.

Month ending, July 2017

21 properties for sale

4 properties under contract

4 properties sold in July

$295,000 was the low sale

$485,000 was the high sale

$387,875 was average sale

61 was average time to sell

Commentary – Well, Laveen horse properties are selling, but no where near as quick as most homes in the Laveen area.  There is also a lot of inventory at this time, with 5.25 months of current inventory.  This means, buyers you do currently have the upper hand, as sellers must compete a bit for your interest.  Good time to buy, and yes, good time to sell.  Home values have appreciated 4 years straight, that is over 48 months off consistent appreciation.  Most home owners have equity again, and many a fair amount.  Will that last?  Only time will tell.

Month ending June 2017

19 properties for sale

6 properties under contract

5 sales in June

$116,500 was low sale

$490,000 was high sale

$270,900 was average

55 was average days on market

Commentary – Laveen real estate market as a whole, is experiencing a seller market at this time.  Yet, when one starts really looking closer at specific property types, values, subdivisions and so on……..one can see there are micro/niche markets.  Horse property in the Laveen area, is a niche market, and at this time it is a buyer market.  There is over 3 months supply at this time, and buyers have a good supply of choices.

A home owner looking to sell horse property in Laveen, would be well advised to do their due diligence.  Check into averages, values and truly have expectations of selling home.  Horse property that does sell, will be priced right and marketed aggressively….and ideally in the two most popular languages for our area (Spanish/English).

Month ending April 2017

23 properties under contract

9 properties under contract

3 properties sold in April

7.66 months of current inventory

$250,00 was low sale

$427,500 was high sale

35 was average days on market

Commentary – Well, unlike most of Laveen, horse property in the area is going through a buyer market.  As you can see from above, at this point we have 7.6 months inventory, which is great for buyers, as they have more choices and can likely try to negotiate a better deal.  Sellers, take note, yet if you price the home right and at market value you may generate the interest of several buyers and negotiate the best terms in your favor.

Month ending March 2017

23 properties for sale

9 properties under contract

6 properties sold in March 2017

$330,000 was the low sale

$532,333 was average sale

$1,190,000 was the high sale

Commentary – Well, the average is going to be out of whack this month, because of the super high sale.  This is the first time a home has sold for over $1,000,000 in YEARS.  It was indeed a nice property, close to mountain, had city views and backed up to preserve, not bad.

It is a buyer market for horse property, with a good number of properties available.

Month ending February 2017

23 properties for sale

8 properties under contract

9 properties sold in February

$236,000 was low sale

$575,000 was high sale

143 was average time to sell

Commentary – Well, it is a seller market, based on recent sales for month ending February.  Yet, we have seen most of last year (2016) be a buyer market with a good number of active homes for sale.  So, will this one month now of a “seller market”, will we see that trend continue?  I would think, no.  Reason is that we don’t usually see 5 or more sales in a given month for horse property.  We do see some 1 month sales, and that allows the inventory to build up.  The properties in lower price ranges have been selling quicker too!

Month ending January 2017

19 properties for sale

15 properties currently under contract

1 sale in January

$290,000 was the sale price

81 was time to sell

Commentary – Well, unlike the rest of Laveen, this niche market of Horse properties is experiencing a buyer market.  We have at this time over a year of inventory, and that is great for buyers.  We do have several horse properties under contract, so they are selling, just not that many in January.

Month ending December 2016

29 properties for sale

5 properties under contract

5 sold in December 2016

186 was average days on market

$280,000 was the low sale price

$615,000 was the high sale price

Commentary – A great time for buyers, with over 5 months of inventory at this time.  Translation is, there is a healthy inventory of horse property available in the Laveen area for purchase, and with the larger inventory there is more choices.  Interest rates are still good too, which helps.  Sellers, it is also good time to sell.  While the inventory story over all is a buyer market, it can be looked at closer and depending on home and price,……………..it could favor YOU the seller.

Month ending November 2016

32 properties for sale

7 properties under contract

1 property sold

$324,900 was sale price

118 was time to sell

This is one Niche market, horse properties, which is experiencing a buyer market.  Yet, it also depends on price range, so it could either benefit buyer or seller depending on where that asking price falls.  Current rule of thumb I’d say is sub $300,000 is super hot, while over $300K is more a buyer market.  This higher you go, the more inventory.

Month ending October 2016

29 properties for sale at this time

7 properties under contract

7 properties sold in October

$230,000 was low sale

$480,000 was the high sale

84 was average time for homes sold

Commentary – 109 is the active average days on market vs. the 84 average for homes sold.  What does that tell us?  Well, if one really took the time to look into it, they would likely find that many horse properties for sale in Laveen are over priced at this time.  Homes that are priced at market value, those are the homes that sell.

Month ending September 2016

27 active properties for sale

10 horse properties under contract

3 horse properties sold in September

$538,000 was the high sale

$305,000 was the low sale

346 was average time on market for homes sold

Horse properties in Laveen are offering a current buyer market, with 9 months of active inventory.  This means, it is a great time to buy as you have choices.  Problem I see for several buyers though, is that homes on market are priced over the $300,000 range, and not many home buyers can afford it.  The affordability for home buyers looking for horse property, has gone down a bit, now that home values have gone up.

Month ending August, 2016

24 properties for sale

9 properties under contract

4 horse properties sold in August

70 was average days on market

$344,450 was average sale price

$269,900 was low sale

$402,000 was high sale

6 months is current inventory level

Yes, this is a current buyer market.  There is several homes that are on horse property one can choose from in the Laveen area.  Big thing though, is not many are on market under the $300,000 mark.  Do not be discouraged as a homeowner looking to sell, there is still interest in buyers, it is just taking a little longer than typical subdivision homes.

Month ending July 2016

23 properties currently for sale

10 properties under contract

3 properties sold in July 2016

$328,833 was average sale price

$290,000 was the low sale price

$374,500 was the high sale price

33 was average days on market

The horse properties for sale in Laveen is one of the niche markets which is actually a buyer market.  At this time we have a good supply of inventory, which means buyers have more choices.  How can your horse property sell in this buyer market?  Very important is know the market, know your likely buyer, market aggressively and lastly price the home right.

Month ending June 2016

19 properties for sale

9 properties under contract

6 horse properties sold in June 2016

$106,500 was the low sale price

$425,000 was the high sale price

$292,250 was the average sale price

82 was average time to sell for homes that sold in June

I have been working horse property for some time, actually since I got into real estate full time in 2004.  Recently, there have been a lot of folks interested in buying horse property.  Problem is, the vast majority are looking for homes which cap at a $300,000 max price range.  So, if you ‘ve been thinking of selling and your homes value is less than $300,000 you would likely get a fair amount of interest from buyers I’ve been working with at this time.

Month ending May 2016

28 properties for sale

5 under contract

5 sold properties in May 2016

$285,000 was the low sale price

$515,000 was the high sale

$369,980 was the average sale price

116 was average time on market

While most of Laveen is experiencing a seller market, horse property is in a buyer market.

Month ending April, 2016

22 horse properties for sale at this time

9 under contract

2 sold last month

$410,000 was low sale price

$465,000 was high sale price

High sale, I know was also a short sale in a gated community.  Home was large, built newer than 2000, and had irrigated horse property.  Though, I have never seen a horse on any of the homes in the subdivision.  This is a buyer market.  Yup, we currently have a good size inventory here, and buyers have choices they can make.  As such, seller may have to compete a bit for getting the buyers to their home.

Month ending March 2016

27 properties currently for sale

5 under contract

5 sold in March

122 is average active days on market

79 is average days on market for sold properties

$165,000 was the low sale

$350,000 was the high sale – this was highest in Laveen for March 2016

Folks, there is a buyer market for horse property in Laveen Arizona.  This is good for buyers, as you have more choices of properties from which to select.  Also because of the larger inventory, sellers may be more inclined to take an lower offer.  As an example, the average was 2% below list price for homes sold in March 2016.

Sellers, want to point out one quick thing in regards to the active and solds.  Notice that the days on market is less for the solds, than those that are actively on the market.  Pricing is one of the huge factors/reasons for that.  Granted, there is a large inventory and as such homes will sit on the market longer, but the ones that sell are the better homes that are priced right.  As another example the average sold was $131 a square foot, where as the average active is $151 a square foot.  That is a $20 a square foot difference!!!  Now this is not an exact science and one must look at every house individually, but based on a the stats it is possible that some homes are over priced by about $70,000!

So price right, get it sold.

Price wrong, sit and wait.

Month ending February 2016

23 active horse properties for sale

7 under contract at this time

6 sold in month of February 2016

3.8 months of inventory/absorption (favors buyers)

$210,000 was the low sale price

$361,500 was the high sale price

$313,750 was the average sale price

98 was the average days on market for homes sold

113 is average days on market for current active homes

This is actually a pretty healthy market for our Laveen horse properties.  I’m sure as a home owner most sellers would appreciate less competition for the buyers, but all the same, homes are selling as we just say a good month for sales in February.  The keys to making sure your horse property stands out:

  1. curb appeal
  2. condition of home
  3. location
  4. price

You get the above to line up, you will be one of the homes that sold in next months report.

Month ending January 2016

22 properties for sale

9 properties under contract

4 horse properties sold in Laveen in January

$315,000 was the low sale price

$500,000 was the high sale price.  * this was actually highest in all Laveen in January 2016.

$372,000 was the average sale price

148 days was average days to sell homes

Keep in mind when looking at these numbers, that they are based on all horse properties within the Laveen zip code.  This will also include mobile homes, trailers, any type of home in which you can have a horse.  This also would be all ages and condition, so if you are really considering selling, use these as a gauge to see where things are at but not more.  It would not be doing your property justice to be looking at these numbers as  a whole, to determine your horse property value.  Call me, I can help, and giving you a presentation with home value is FREE.

Month ending December 2015

25 horse properties currently for sale

6 properties under contract

6 homes sold in month of December

$261,000 was the low sale

$475,000 was the high sale

$354,000 was the average for horse properties which sold in December 2015.

Properties in and around the Laveen area are selling.  Yet, when it comes to horse property, the buyers still have the upper hand with a 4.17 absorption rate/month inventory rate.  This favors buyers, as they have more choices.  Yet, this is down a bit from earlier in the year, and bodes well for sellers.  Also, good to note, values in Laveen Az were up about 5% for the year.

Month Ending November 2015

21 properties currently for sale

10 currently under contract

3 sold in month of November 2015

81 was average days on market

$276,000 was the average sale price of horse property in Laveen Az for the month of November

$280,000 was the high sale

$268,000 was the low sale

Laveen is a great place to consider buying a horse property.  Laveen has a very rural feel to it with miles of trail riding in the area, yet within easy access to most of Phoenix.  The Laveen horse property market is currently favoring buyers, with plenty of inventory and more choices one can have.  Chances are good, as a buyer you can get a good deal and possibly expect seller to assist with loan acquisition costs.

As a local Laveen Az realtor and horse property owner, I’d love the chance to earn your business.  Call today and I’d be happy to help.  David 602.373.6345

Month ending October 2015

5 homes sold in October 2015

94 is average days on market for active homes

50 was the average days on market for homes sold

$364,800 was average price sold for Laveen Az horse properties month of October 2015

This is a buyer market, where the buyer has several choices and likely able to get the best deal.  Every market benefits someone, and with the higher number of active homes (inventory) that favors the buyer.  Don’t kill the messenger, I just tell it how it is.

Notice how homes are indeed selling, but that the average days on market is almost 1/2 of active homes on market.  Also, average list price is over $400,000 while average sale price is about $364,000.  Food for thought.  Working with someone that knows the area, understands selling horse property, and knows how to aggressively market these type of homes, may be (is) the way to go.  Call me David at 602.373.6345 to discuss the market, the trends, and my aggressive marketing strategy to get your home sold

Month ending September 2015

26 homes for sale

112 days is average to sale a horse property based on sales for month ending

Take away is that the horse property market in Laveen Az is currently a buyer market.  We have over 8 months currently available, and that is a LOT of inventory for horse property.  Personally I think that Laveen Az offers a great opportunity to folks that like horse property.  Laveen Az is located so close to the downtown Phoenix area, that commutes to most places in the valley are simple.  Also, with the south mountain municipal park close by, there are thousands of acres of trails.  What else could one want?  Well, as a potential buyer looking for horse property you may want choices, and at this time you have plenty of choices of which horse property to buy, 26 currently.

Month ending August 2015

25 horse properties currently for sale in Laveen Az

6 under contract

3 sold in August 2015

$450,000 was the high sale price

$239,900 was the low price

72 was average days on market for those sold

4% is the average that these homes sold for BELOW list price

There are plenty of options for buyers right now, and not much competition.  Yes, it is a buyer market for the properties which have horse privileges in Laveen Az and for that matter Maricopa County.  We are over 6 months inventory at this time.  This is actually great for buyers, as you could negotiate yourself the best deal in this buyer market.

Month ending July 2015

Sorry folks, it appears some how I missed the month ending June in the prior month.  Somehow that got passed me.  Lets look at the numbers for horse properties in Laveen for month of July.

23 active horse properties in Laveen

6 horse properties under contract

5 horse property sold in July 2015

over 3 months inventory, buyers have many choices, so as a seller you’ll want to be priced well or you’ll not be getting buyers looking at your home.

$360,000 was the highest sale price for July

$265,000 was the lowest sale price

51 was the average days on market for horse property for July

One of the great things about Laveen Az, is horse property.  It is close to Central Phoenix yet it has retained the rural feel, and allowed for many properties that are equine friendly.  The real estate market for these types of properties has not changes much, there is still several choices for buyers.  As such, again, sellers must make sure to price their home at market value to make sure they are getting views.  I’ve seen one on the market, that has been for sale for well over a year, that has not sold.  Any guess why the home has not likely sold, even though it is a real nice home?  Pricing a home right and at market value is real important in todays market.  One thing I’m seeing is that buyers are not paying over market value for a home.

Month Ending May 2015

While the rest of Laveen real estate is seeing a sellers market, horse property is NOT.  Why?  Well simply put, we have many months of inventory of horse property right now, and not much as far as recent horse property sold.  Lets look at numbers:

23 horse properties currently for sale in Laveen Az

7 properties under contract

1 horse property sold in May 2015

$120.54 was the dollar a square foot

$257,000 was the sale price

It is a buyer market in Horse property in Laveen.  You do have choices out there, and likely not much competition.  If your a seller, make sure to price well, market aggressively(yes it can be done), and negotiate yourself the best deal.

Month Ending April 2015

Feel free to visit my entire Laveen home values update, which share some area information and trends, here.

25 horse properties for sale

3 horse properties under contract

3 horse property homes sold in April 2015

$298,333 was the average sales price

$142.17 was average $/sq ft for homes sold

72 days was average days on market homes sold

107 is average for active homes, and 413 is the longest days on market.  This really goes to show, much like what I’ve stated in my Laveen home value report, that homes are not selling above market value.  Actually for month ending April 2015 we are still seeing about a $30,000 dollar difference on list price vs. sale price, again on average.  Homes that sell are selling 2.5% under list on average, while others are doing one or more price drops before they sell.  Again, price it RIGHT.

Month Ending March 2015

What can I say, I just love horse property.  Yet, if your looking to buy or sell horse property, be sure to know what is going on in the real estate market for that particular type of property.  Here is a breakdown of recent sales and also what is going on:

23 Horse properties currently for sale in Laveen

4 horse properties currently under contract

2 horse properties sold in March 2015

$145.99 was average $/sq.ft

$320,000 was the low price sold

$500,000 was the high price sold

While Laveen is now in a seller market, which of course does tend to favor sellers more, the horse property market is still in a buyer market.  With over 8 months inventory, it is very much necessary for home sellers to price correctly.

Month Ending February 2015

While Laveen Az is staring to see some changes in the market, it appears the horse property market continues pretty stable.  See, Laveen has dropped under 3 months inventory which tends to favor sellers.  Yet, with horse property, we are still in a buyer market.

20 Laveen horse property homes for sale

Stats for horse property Month Ending January 2015

Yessir, Laveen loves its horse property.  While the last year has remained pretty stable it appears, that the horse property has slipped into a little bit of a seller market based on sales for January.  This means that we are under 3 months inventory, and you may actually see good showing activity at horse property homes, as the inventory is lower and gives buyers less choice.

15 homes currently on the market

4 homes currently under contract

6 homes sold in January

$262,667 average sale price for properties

132 days was the average days on market

$510,000 was the highest sale price for horse property in the area.  It sold in a gated community, had irrigation……etc

Stats for the month ending December 2014

So we did see some decent activity to finish off the year in 2014.  What to expect for 2015?  Time will tell for sure, but indication from economists is that the real estate market should continue its recovery, with more sale occurring in the coming year.  On my part, I think we may see a little more appreciation compared to 2014 (which was relatively flat), and with that we may indeed see a little more in the way of transactions.  Lenders are lending, sellers are selling, and buyers are still buying, and this is a recipe for good real estate.

The Laveen real estate trend of late, is a buyer market.  Some of the following information will help to support that, and also give both buyers and sellers and idea of what is going on in the area.

15 Horse properties currently for sale

9 Horse properties under contract

6 Properties sold in month of September 2014

$336,167 Average sale price for recent Laveen horse property

$354,333 Average list price for recent Laveen horse property sold

Notice the average list to sale price in the information above.  Homes are averaging 100 days on market for homes sold, more for those still on the market, and Laveen Az is experiencing over 4 months of inventory.  What this all means is basically that buyers have the upper hand, as they have a larger inventory of options and can be choosy.  Likely they also can get home for less than asking price, and potentially if financing get seller assisted closing costs.  This is the nature of a buyer market.

September 2014

This month the numbers may not be that informative, as the month of August 2014 saw no horse property sales.

24 Horse properties currently on market

10 Properties currently under contract

No sales in August 2014

Properties in the area tend to be very popular as we are one of the closest areas to have horse property to the central Phoenix area.  Also, we are very close to the south mountain preserve which offers many miles of horse back riding trails.  Can’t provide much more information on sales statistics, as no sales happened in August 2014.
