Laveen Seller Financing Options

Starting January 10, 2014 the new Dodd Frank law goes into effect.  While many of the items addressed by the Dodd Frank act had already been acted on by several lending institutions there is one that likely is not up to date, and that is the seller financier.  This is when a home owner sells their property, and similar to a bank lends the buyer a certain amount of money for the purchase of the home.  Generally home seller must have equity in the home, and not be in a need to completely cash out at time of sale.

In the past, if a buyer did not qualify for a loan, and the seller was willing often an agreement for a seller carry back was a great option.  Well, thanks to the new Dodd Frank act, you may see less and less of the seller carry backs being an option.  Why?  Well now provisions in the Dodd Frank act must also be carried out by an owner wanting to offer a carry back option.  Provision needed:

1.  Seller must verify buyer’s ability to repay.  (Based on 148 pg. rule book regarding credit, income and assets.

2.   The loan must be fully amortized, and NO balloon payments are allowed.

3.  Loan needs to be fixed rate for at least 5 years.

I’m sure many folks may have a difference of opinion on this one, but most realtors will tell you that getting pre-qualified for a mortgage is the first place to start.  Others may say find the home first, then get the loan pre-qualification.  Well what if you don’t qualify, or qualify for less than you thought?  Then you have wasted a bunch of your time, hopes and dreams for nothing.  Why else is financing the first step in buying a home?  In short, because with no money for purchasing a home, you can’t fulfill your goal of ownership.  So, work with a reputable lender that can check your credit score, income and give you a pre-qualification as well as indicate how much payments would be one the loan amount.  This is also good, because it is very important to know your monthly payments, and be sure that you are staying within the budget you have set.

The inspection period.  It is written into the contract, that home buyers have 10 calendar days to conduct inspections for the home.  During this time buyer can hire a professional inspector to thoroughly go through home and determine overall condition of the home.  Buyer can hire roofers, plumbers, electricians, ….etc. if it is something they are wanting to determine in the overall condition of the home.  During or at end of the 10 day inspection period, the buyer may then request any repairs they feel are needed on the home.  Seller then has 5 days to decide what they would like to do in regards to requested repairs.  Seller may decide to repair, may decide not to do anything, or may counter repairs with less repairs or even a credit in lieu of repairs.  Once seller has responded to the repairs request, buyer can either choose to accept sellers response or cancel the contract.

Fourth Step in Buying a Laveen HOme

The appraisal of value on the home.  This is conducted by a third party, and it is to determine the value of the home.  All lenders will require a appraisal before they loan money on a real estate transaction here in Arizona.  With luck, and because of previous research done by buyers and the realtor, any offer made should appraise for offered value.

Final walk through of home and signing loan documents for transfer of ownership.  After completion of home inspections and request for repairs, most work on the purchase is done behind the scenes by the lender preparing the loan.  Once all documents are ready, the title company will schedule buyers and sellers to sign documents for transfer of ownership.

Once property has funded (money has been received from lender) and recorded(title has transfered to buyer), then you are the proud new owner of a home.  Most real estate transaction can average about 30 days from contract to close.

Thinking about buying a home in Laveen or South Phoenix?  Well, this could be the start of the right time for you to begin your Laveen or South Phoenix home search.  Let me share with you why.

1st reason it is a good time to be buying a home in Laveen or South Phoenix is that inventory levels are going up.  Yes, increased inventory means more selection for you home buyers ready to start looking.  It also means that with more homes on the market, you likely will not have to compete with other buyers or as many other buyers for the same Laveen or South Phoenix home.  For most of 2013 buying a home in Laveen or South Phoenix could prove challenging because of the low inventory and amount of competition for the homes.  It was a common occurrence to have multiple offers on one property, with most properties being sold over ask price and for cash buyers.  Times are changing.

Laveen Home Values – Values in Laveen Az for Month Ending December 2013

Laveen Home Values, sharing with you the real estate market and values in Laveen Az for month ending December 2013.

 

As of today, Laveen currently has a total of 187 active homes for sale.  Since this is the year end Laveen Home Values round-up, I’ll also share that we started the year with 90 active homes on the market.  So we have managed to double the amount of homes on the market from the start of the year.

When studying Laveen Home values, one learns the trends.  Of course in Laveen we don’t challenging weather that may slow buyers from looking at homes.  We do though see trends mostly to do with holidays or times that kids are out of school.  We see more home sales in Laveen during the months from April to the end of October.  The rest of the year also has several home sales, but not as many as during the spring, summer and fall.

New FHA Change coming to Laveen Area and Maricopa County

Change to financing homes in Maricopa County, including Laveen is coming for buyers using an FHA loan.  This will be the second change this year for the FHA which affects buyers.

The first FHA change of the year came in April 2013.  The FHA change came in the form of the mortgage insurance premium no longer falling off after 78% loan to value is attained.  Prior to April, once your home value reached that 78% of loan to value, it would fall off the loan.  The MIP for a home loan of about $193,000 can be about $1700 a year or $141 a month. (This is example, and not exact).  So if your loan now does not have the MIP drop off at reaching 78%, and loan is kept for thirty years, one could pay easily over $20,000 to MIP.

The new change now coming takes affect starting January 1st, 2014.  The new FHA loan limit in Maricopa County is being reduced to $271,050.  This includes a suburbs and cities, including South Phoenix and Laveen.  To most in this South Phoenix and Laveen area, this change will not have a major impact, as our area average home price in Laveen stands at $190,000.  To other area in Maricopa County, this could have an effect in which loan type a buyer selects.
